Led by founder and Managing Member Thomas M. Piteo, our team brings decades of construction, inspection, and project management expertise to every inspection we perform.

Based in Mayfield Village, Ohio, Piteo Property Inspections, LLC is a full-service property inspection company with extensive experience in the real estate and construction industries. Our background includes new construction, commercial and residential development, renovations, and property evaluations of all sizes and complexities. This broad industry knowledge allows us to provide clients with a deeper understanding of a property's condition and potential concerns.

Since 1988, Thomas has overseen the successful completion of more than 38 million square feet of commercial, residential, retail, and industrial construction projects throughout North America, including the United States, Canada, Mexico, Hawaii, and Alaska. His international experience also includes projects in Brazil, Japan, Puerto Rico, and the U.S. Virgin Islands.

Notable projects under his leadership include Best Buy distribution centers in Findlay, Ohio, and Dinuba, California, each encompassing approximately 850,000 square feet, as well as OfficeMax distribution centers in Hazleton, Pennsylvania, and McCalla, Alabama, totaling more than 700,000 square feet. More recently, Thomas played a key role in the transformation of the former Ford transmission plant in Batavia, Ohio, into the new nursing school campus for the University of Cincinnati.

With over 40 years in the construction industry, Thomas has built a reputation for professionalism, integrity, and attention to detail. His success has been founded on developing strong relationships with clients, contractors, and local and state officials, ensuring projects are completed efficiently, on schedule, within budget, and to the highest standards of quality.

Thomas studied Civil Engineering at Cleveland State University's Fenn College of Engineering, completed professional training through the American Society of Home Inspectors (ASHI), and is a Licensed Home Inspector in the State of Ohio.

Today, Thomas and the Piteo Property Inspections team combine real-world construction expertise with comprehensive inspection practices to help homebuyers, sellers, and property owners make informed decisions with confidence.
